Plumbing Rough In

First, let me say that although Plumbing seems like a pretty simple trade, I have a new respect for Plumbers.  As I watched and participated in the rough in installation, I realized with what ease the Plumber was able to walk through the job, and if I had gone into it blind I would've definitely overlooked a few things!  But I did learn a couple "tricks of the trade" as they say, so I'm pretty excited about that!

All the plumbing is out of the walls and stubbed down into the crawlspace as we needed to get ready for drywall installation this week.  We were also able to insulate a few key walls as well.  As of this afternoon...we are ready!!!

Here's just a couple pics a snapped at the end of the day.

Hose Bib to one of our two exterior water tap sources!

All the pipes have been run into the crawlspace for the Plumber to return to at a later date and tie it all together.

A shower/tub combo for the boys...their very own!

Well insulated exterior walls.

Any shared walls with our neighbors got "Safe & Sound" insulation for better sound dampening and fire rating.

More awesome insulation!

If you look through all those wires you'll see the toilet drain and two sets of water sources for the boys vanity.

Kitchen supply and drain/vent lines.  Notice the extra dishwasher hookup on the left set of white pipes!

Same kitchen area, just showing the effort the Plumber took to make sure everything was up to code.

Boys bathroom vanity supply and drain/vent lines.  And a few protection plates to keep drywall screws away ;-)

Framing and Electrical Rough In Complete

New Electrical Sub-Panel.  This services all of the newly renovated areas, which is really most of the house!
Electrical Sub Panel all wired and labeled.  This was quite therapeutic.

The kitchen.  New Breakfast Bar opening to the left.

Looking into the new Bathroom.  Completely new layout!  Kind of hard to tell though ;-)

Directly in front is the new Laundry Closet.  It used to be inside the Mudroom, now it opens into the "clean" side of the house.  And hopefully will be a little quieter for the neighbors who we share a wall with.

Mudroom.  Panorama distorts the picture big time, but trust me, it's amazing.

Big Panorama of the living room left to right.

School room.  Notice the electrical receptacles at two levels to accommodate above table power options!

Demolition Stage

Kitchen cabinets gone.

Mouse house bottom right.  Broken electrical box.  Cast iron abandoned pipe.
Bathroom gutted.

Bathroom being gutted.

Hot Water Tank in Bathroom.  Lot's of hole for mice entry!

7 Layers of flooring.  There's plywood under the grey material on the right.

Live wires...insulation disintegrated.

Mudroom and Laundry area main entrance.

Inside the Mudroom looking into the house.

Oh the flooring

How many holes in the ceiling where mice can freely commute.

Did I mention the flooring?

The ONLY rot found in the house.  Master Bedroom where an old bathroom used to be (I think)

Up it comes!

Rot gone.

Textured ceilings...bye bye.

Original 200amp panel...bye bye.

Awkward upper corner in kitchen where old chimney was located...let's just say things didn't quite line up.

Oh hello there...welcome to our home...and by our home I mean your (mice) home.

Under the floor is...the leftover brick chimney, covered with cardboard.

Panorama view of mostly gutted main living areas and some beginnings of new framing.

Panorama view of some new framing from standing in the living room

Pre Reno Pictures...

Here's what our place looked like before the renos starting happening...
